If you’re ready to list your Airbnb but aren’t quite sure how to start, you may want to begin by following a few easy listing tips.

Any Airbnb listing should include the basics:

Sure, you want your listing to send out, but you don’t want to promise things you can’t deliver.

The best policy is to be honest about what your Airbnb unit has to offer.

You don’t have to spell everything out, but you should aim to deliver a mix of information. Showcase some of the best highlights of the property, then add to it with some quality photos.

You also want your guests to be able to see exactly what they’re getting.

Show it off with photos

High quality photos can go a long way. By using lots of pictures your guests are getting a great idea of what they can expect when they arrive.

Using at least 12 pictures is a good rule of thumb, but you can vary that by the size of your Airbnb unit. Remember, you’re trying to show off here.

You want your property to look like it does in the photos, too.

If it doesn’t, your guests may end up disappointed, and may possibly leave a poor review, which could hurt you when it comes to attracting new guests in the future.

Use great captions!

Guests sometimes skim through listings. Adding some great captions to pictures can help grab attention, as well.

Think about adding some information about what guests can’t see in the pictures. Perhaps some information about what makes the space so appealing and what they can use it for.

Once you do have a few happy guests, start using that to your advantage.

Make use of positive reviews/nearby amenities

Showcase those happy reviews online. The more positive reviews you have, the more likely it is other guests will want to stay at your property in the future.

You may also want to highlight nearby amenities.

For example, a quick line about how many minutes it takes to walk to the beach or an approximate distance from the closest subway station or even a few great restaurants can give potential renters a better idea about what makes your Airbnb unit so attractive.
